Fees for any appointment depend on scope, project size and complexity. A continuous appointment covers more stages than a single-stage engagement, but it can reduce duplication and rework between stages.
Most projects need planning permission and building regulations approval, which are separate processes. Some also need listed building consent, conservation area consent or other statutory approvals depending on the site.
The building is handed over with its documentation, and a defects period follows, commonly 12 months under standard building contracts, during which the contractor returns to put right defects that emerge.
Yes. In design and build procurement the appointment may be novated to the contractor for the later stages, or the practice may stay client-side to monitor the design. Both routes are well established.
