What shapes the choice of planning route?

Should we speak to the council before applying?

Often, yes. Pre-application engagement gives early visibility of officer concerns, though its value varies by authority. We advise where it is worthwhile and prepare the material when it is.

What if the strategy review says the project is not viable?
