This is the “should we build?” moment. The team clarifies goals, budget, risks and constraints, explores options (including non-build solutions), and forms the business case. The outcome is a confirmed set of client requirements and a go/no-go decision.
All the groundwork happens here: site information, surveys, statutory context and stakeholder needs are gathered, and the Project Brief and outline programme are agreed. Procurement and planning strategies are sketched so everyone knows the road ahead.
The architect explores options and massing, sets a sustainability approach, and prepares an order-of-cost estimate. Early conversations with planners may begin. By the end of this stage there’s a preferred concept that meets the brief and budget.
Performance in use is reviewed through post-occupancy evaluation and ongoing monitoring (energy, comfort, functionality). Lessons learned feed back into future improvements, refurbishment decisions or the next project cycle.
Design moves from ideas to a coordinated layout. Architecture, structure and building services are aligned so rooms, risers, fire strategy and servicing all work together. The result is a frozen arrangement with updated cost and risks understood.
Systems are commissioned and tested, snags are resolved, and O&M manuals, warranties and as-built information are issued. Occupiers are trained and the building is formally handed over, moving into the defects/aftercare period.
Off-site fabrication and on-site build proceed under the contract. The design team answers queries, inspects quality and tracks compliance; information continues to flow as products and details are finalised. The stage ends at Practical Completion.
Detailed drawings, specifications and schedules are produced so the project can be priced, procured and built. Design responsibilities are pinned down and information is prepared for tender or for a contractor to manufacture and construct.
