Planning permission and building regulations approval are separate processes with different purposes. Confusing the two is one of the most common causes of project delays.

Planning permission deals with whether a development is acceptable in its location. Building regulations deal with how it is constructed, covering structure, fire safety, insulation and more.

Why you usually need both

A project can have planning permission and still fail building control, and vice versa. The two applications run on different timescales with different drawings and levels of detail.
