Planning Permission

Permitted Development Rights Explained

Permitted development rights let you carry out certain building works without a planning application. This guide covers what they include, where they are restricted and how to prove you have them.

Permitted development rights are a national grant of planning permission for specific types of work, from extensions and loft conversions to outbuildings and changes of use.

Where the rights are limited

Conservation areas, listed buildings and Article 4 directions can remove or restrict these rights, and some properties have had them withdrawn through previous planning conditions.

A lawful development certificate is the formal way to confirm your project qualifies. Placeholder copy for visual review only.
